Some clients require or prefer leasing a new, custom-built facility rather than an existing facility. In these scenarios, we work to identify land sites that work well for our client’s intended use as a tenant. Simultaneously, we introduce the client to developers who are able to buy land and construct the facility on their behalf. In these instances, the developer typically acquires the land and manages the construction and financial risk for the new facility, while the tenant leases the eventual facility from the developer/owner.

Often, we will facilitate the land purchase on behalf of the developer while simultaneously negotiating the lease agreement on behalf of the tenant (with the developer as the counterparty).

This build-to-suit approach saves the tenant both time and financial resources while delivering a new facility that meets their specific business needs and conserves capital for future expansion.
